How TenantProof Works

Upload documents. Get AI-powered analysis in minutes. Know if income documents are real or fabricated.

Three Steps to Verified Documents

Step 1

Upload Documents

Drag and drop up to 5 documents per screening. We accept PDF, JPG, and PNG. Works on desktop and mobile.

Step 2

AI Analyzes Everything

Our AI runs 20+ checks per document: math validation, format analysis, employer verification, and cross-document consistency.

Step 3

Get Your Report

Receive a clear risk score with plain-language explanations of every finding. No jargon — just what you need to make a decision.

What We Check

Every document goes through multiple layers of analysis. Fake documents fail at least one of these checks — usually several.

Math Verification

Every number is checked against every other number.

  • Gross pay minus deductions must equal net pay
  • Social Security tax must be exactly 6.2%
  • Medicare tax must be exactly 1.45%
  • YTD totals must match pay period timing
  • Federal tax rate must match income bracket
  • Bank statement balances must roll forward correctly

Format & Pattern Analysis

Real payroll systems leave distinctive formatting fingerprints.

  • Payroll provider format validation (ADP, Paychex, Gusto, QuickBooks)
  • Bank-specific statement format recognition
  • Missing check numbers, employee IDs, or pay period numbers
  • Generic employer names that suggest fabrication
  • Round dollar amounts (real payroll rarely produces .00)
  • PDF metadata analysis for editing software signatures

Employer Verification

We check if the employer actually exists.

  • Google Places API lookup for employer name and address
  • Employment letter letterhead and contact info validation
  • Email domain matching against company website
  • Phone number verification for listed contacts

Cross-Document Consistency

Documents that were created separately should still agree.

  • Names must match exactly across all documents
  • Net pay on stub should match bank deposits (±$10-20)
  • Pay dates should align with deposit dates (+1-2 business days)
  • Employer name consistent across pay stubs, bank statements, and letters
  • W-2 box totals should match 12 months of pay stubs

Supported Document Types

Pay Stubs

The most commonly faked document. We check math, tax rates, formatting, and employer details.

Bank Statements

Balance roll-forward, deposit patterns, bank-specific formatting, and alignment with pay stubs.

Employment Letters

Letterhead, signer credentials, contact info verification, and employer existence.

W-2 Forms

Box math validation (SS 6.2%, Medicare 1.45%), income consistency with pay stubs.

Tax Returns

Income figures cross-referenced against other submitted documents.

What Your Report Shows

Overall Risk ScoreLow / Medium / High
Confidence LevelHow certain the analysis is
Detailed Findings
Net pay calculation matches (gross - deductions = net)
Social Security rate correct at 6.2%
YTD total inconsistent with pay period — off by $1,200
Employer not found in Google Places directory
Plain-Language Summary

"This pay stub has a YTD calculation error and the employer could not be verified. These are common indicators of a fabricated document. We recommend requesting additional documentation."

Common Questions

How many documents can I upload per screening?

You can upload up to 5 documents per screening. This typically includes a combination of pay stubs, bank statements, employment letters, W-2 forms, and tax returns.

What file formats does TenantProof accept?

TenantProof accepts PDF, JPG, and PNG files. For best results, upload clear digital copies or high-resolution scans. Smartphone photos also work as long as all text is legible.

How accurate is the AI analysis?

TenantProof runs 20+ deterministic checks per document (math validation, tax rate verification, format analysis) combined with AI pattern recognition. Each report includes a confidence level so you know how certain the findings are. Most fake documents from online generators fail multiple checks simultaneously.

Can tenants see the analysis results?

No. TenantProof reports are only visible to the landlord who uploaded the documents. Tenants are not notified that their documents are being analyzed.
